When it comes to searching for the perfect rental property, SRP is the right place to start your search.  We advertise a wide range of properties, from studio apartments to large family homes, furnished or unfurnished to suit your requirements.  We cover the Gloucestershire and Wiltshire area.  Register your details with the team and we will keep you fully up to date with both our current properties and our upcoming properties.  Our ARLA qualified staff will also be able to talk you through the lettings process and answer any questions you may have.

RENTING THROUGH SRP

You will need to submit an application, which is then put forward to the landlord for their consideration

If the landlord is happy with your application then we will be required to take a payment (one weeks rent) to secure the property and remove from the market, subject to references and contract

The maximum that we will take is the equivalent of one weeks rent

Once payment has been taken you will be required to return your application form and right to rent documents back to us within 24 hours

Once we are satisfied that we have all the required documents we will submit your application to our reference company (VOUCH)

References will need to be submitted within 48 hours of when you receive the email from the reference company

Once we receive your completed references, we will draw up your tenancy agreement and send this out to you for your consideration

If you are satisfied with the tenancy agreement you will be required to sign the contract and a check in date will be made for you

Please note: you will be required to pay the final balance after signing the tenancy agreement

Agent Fees - Tenant

Tenant holding deposit: £ one week's rent

A non-refundable deposit paid by a tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or offset against the move in monies.

To amend a tenancy: £50.00

A charge made in order to administer a change to a tenancy including a replacement tenant situation or early termination of a tenancy.

Dilapidations Deposit: £ equivalent to five weeks rental amount

A deposit paid by the tenant at the start of a tenancy which can be held either by Andrews or the landlord for the duration of the tenancy. At the end of the tenancy, it is dealt with in accordance with the terms of the tenancy agreement.

Default Fees

Late payment of rent: £ daily interest at the Bank of England’s base rate + 3%

An interest charge will be applied if a rent payment is more than 14 days overdue for each day the payment is outstanding.

Lost keys: £ reasonable costs incurred

A charge for a lost key(s) or equivalent security device(s).  The landlord or agent will provide evidence, in writing, to the person liable for the payment to demonstrate that the costs they have incurred are reasonable.

Re-letting cost: £350.00 (maximum)

If the tenant wishes to surrender the tenancy during a fixed term (early termination), and the Landlord agrees, a payment to cover the costs of marketing, a new tenancy agreement and references for a new tenant, this will not exceed our losses.

Non-housing Act Tenancy

Holding deposit: £300.00

A non-refundable deposit paid by a tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or offset against the move in monies.

Reference fee (including tenancy agreement): £300.00

An administration fee in order that referencing can be completed on the Company including ID checks on the Occupiers, financial checks and any other relevant checks to assess affordability, as well as contract negotiation and arranging completion of the tenancy agreement.

Guarantor reference fee (including tenancy agreement): £150.00

An administration fee in order that referencing can be completed on the guarantor including ID checks on the occupiers, financial checks and any other relevant checks to assess affordability, as well as contract negotiation and arranging completion of the tenancy agreement.

Extension tenancy agreement (each tenancy) £200.00

An administration fee in order for a new fixed-term to be negotiated and agreed together with any new ID checks and arranging completion of the tenancy agreement.
